What is it?
An AOV system uses powered or natural vents — typically roof-mounted smoke vents and stairwell windows — controlled by a smoke detection panel to clear smoke from common escape routes. Systems should be designed in line with Approved Document B and the relevant Smoke Control Association (SCA) guidance, installed by competent contractors and serviced at least annually under BS 7346-8.
Who typically needs this service?
- Block managers and housing associations
- HMO operators and purpose-built flats
- Commercial buildings with internal stair cores
- Care homes, hotels and student accommodation
What good looks like
- Design that aligns with the building's fire strategy and Approved Document B
- SDI 19 or third-party accredited installer (SCA member)
- Annual service and weekly user test regime
- Clear handover pack with O&M, commissioning certificates and as-built drawings
Practical considerations
AOVs are frequently flagged in Fire Risk Assessments as either missing, non-functional or undocumented — particularly in older blocks where original commissioning records have been lost. A specialist survey will confirm whether the existing vents meet current guidance, identify whether replacement actuators or new panels are needed, and produce a compliant maintenance schedule. Where the building strategy requires mechanical smoke ventilation rather than natural AOVs, the design route is different and should be carried out by an engineer experienced in CFD modelling and mechanical smoke control.
